The number one mistake home buyers make is looking before getting approved. Imagine that you find your dream home, it is everything you imagined, but you don't have a pre approval? Most homeowners will not accept an offer with out a pre-approval, so your dream home will be gone before you even had a chance to make an offer! 

Also, it is always good to know what you can afford and a pre-approval letter will let you know just that.

The Fun Part!!!!

We will get together and go over everything you want in a home. I will then begin my extremely targeted search to find the perfect home for you. I will also set you up on my MLS home search site so you can look to! 

We will then narrow down a list of potential homes and plan a tour date. I like to make tour day a fun day, so after our showing we will go to a local restaurant, grab a bite and a cold drink and go over our day. Everything is on me! 

Now, we may not find your dream home the first time out, and that's fine! Every house we look at will help us narrow down what your dream home really needs and does not need. You may find out that indoor laundry is a must have, or that you may not need a 2000sf home and 1500sf would be better. 

We go on the journey together and have a lot of fun along the way!

Making the right offer on your dream home is crutial. Too high and you lose money, too low you miss out. Having an agent who knows the local market is key to making the right offer. They will know if it is overpriced or underpriced and will be able to negotiate an offer the sellers just cant refuse. 

You want a strong negotiator on your team that knows what elements of a contract hold weight and how to you them to your advantage.

Once we get your offer accepted, its time to schedule inspections. Why do you need an inspection?
Inspections are necessary for a few reasons. Most mortgage companies are going to require some type of home inspection. Whether it be just a 4-point and WDO (Wood Destroying Organisms) or the full home inspection report. Be sure to check with your lenders to see what is required. The other reason being, it's just good to know what is happening behind the walls of your new home. Everything may look beautiful at first glance, but a look deeper could save you a lot of money in the future

What to do about a bad inspection?
There are a few options if your home inspections are not up to par. You can cancel your contract with no repercussions, you can renegotiate the price, or you can negotiate on certain items to be repaired.
Most of the time we will ask for repairs to certain items that need to be up to code for you to obtain all your proper insurances.
Who do I use for my home inspections?
I use the best home inspectors in the tri county area. They are always on time, affordable and EXTRMLEY diligent in their search for any and all issues.

Finding the right insurance is important. You don't want to pay too much or too little. If you are in a flood zone, do your research. I always talk to neighbors and see what they are paying and ask if they have ever flooded before. Your new neighbors are a wealth of knowledge when it comes to figuring out your coverage. 

I have some great insurance companies that I work with who will help you find the best coverage at the best price for you!

Yep! You made it! It is now time to close on your new home. I have done all my work and you have done yours.

Be prepared to sign a lot of documents. Your closing agent will be there to walk you through every document and answer any questions you may have. I will be there as well, ready to hand you the keys to your new home along with your first house warming gift!

Buyer's Agents Work for the Buyer and Not the Seller!

A buyer's agent's job is to put the buyer's interests ahead of the agent's, to disclose all material facts, keep the buyer's information confidential, provide the buyer with sufficient information to purchase a home and expertly negotiate on the buyer's behalf.
